Surface Preparation is Key to a Successful Coating Application

Surface preparation is arguably one of the most important tasks of the concrete coatings process. For this reason, we want to take a moment to walk you through why it is so important to prepare a surface for resinous coating adhesion and how we make sure it is done properly.


Why is Surface Preparation So Important?

Surface preparation is important because if it is not done right, the coating system could fail. For instance, if the moisture was not tested and there is too much moisture in the concrete prior to coating installation, or the concrete slab was not repaired or leveled, the coating may delaminate quickly. The reason our coatings last longer than other competitor’s is because of the pride and time we take in preparing the concrete surface for adhesion. In addition to this, we also use high-performance materials that may cost more upfront, but will be a longtime investment.

How Do We Prepare the Surface for Proper Adhesion?

Our team will ensure that your concrete is prepared and repaired, so that your concrete coating will adhere. Look at the following ways we prepare the concrete prior to resinous flooring application.

  1. Repair the concrete.
    • Fill cracks with flexible joint filler.
      • Cracks generally must be bigger than a credit card width to warrant chasing them and filling them for the integrity of the concrete slab.
    • Level the concrete where needed.
      • Concrete must be as flush as possible for coatings to adhere properly.
    • Apply a cementitious layer and patch spalling concrete areas where needed.
  2. Grind, shot blast, or sandblast the concrete surface.
  3. Acid etch or mechanically prep the concrete.
    • Concrete needs to be a rough, sandpaper finish for the coating to adhere. This can be done either with acid etching or mechanical preparation.
  4. Dry mop the concrete or clean the area surface from dirt and debris.

Once the concrete is prepared thoroughly and to industry standards, it is time to apply the resinous coating system! This is the exciting part because this is the part you get to see the result! One thing to consider before moving on, however, is in this process it is important to do proper moisture vapor testing to make sure the concrete’s moisture level is within industry standards to apply a coating. Otherwise, moisture will affect the coating’s adhesion. Epoxy Coating for a Fort Collins City Building

Epoxy Coating Project Complete

We completed an epoxy coating project in the Fort Collins Power and Light office building this past month. The client chose to install the quarter inch Copper Mountain flake epoxy system, so that it would be easy to clean, durable to high traffic, and look good. The job was a big success! We transformed 15,000 square feet of rough and unlevel concrete that was previously carpeted into a beautiful, seamless, easy-to-clean floor. The client had decided on this application after having a previous section done and having seen how well it performed with workers walking through the area with muddy boots.


The Process:

Prepwork is arguably the most important part of our trade, and with this floor, we needed to focus on repairing the surface so that it would be nice and flat for the coating to adhere. We moved old pieces of concrete that had broken due to the concrete settling and cracking over time, as well as we filled a lot of cracks and grinded the surface smooth. The floor also required moisture remediation after testing. The moisture remediation consisted of a special primer needing to be installed on the floor and extensive patching to ensure adhesion of the epoxy chip coating. The prepwork laid the foundation for a nice industrial floor coating.


Why Epoxy?

The client chose this system to be installed in the high traffic areas, like hallways and large rooms, where people would gather and walk through often. They decided to carpet the offices, which can often be a good decision for a cozier feel for people’s workspaces. Concrete floors can be a nice addition to a mixture of flooring types, depending on what they will be used for. In this case, the city will be happy with the mixture of epoxy coating and carpet for their usage because the epoxy is industrial-strength and looks good, whereas the carpet does not get as much traffic and provides a nice environment in the office setting.


Some things to consider when choosing an epoxy floor application…

Whenever our clients choose an epoxy for paint, we want to be clear that there could be odors associated with the resins we use, and really, you’re going to get this with any contractor. However, there are ways to reduce the odor, which is what we did in this case. Products were selected to reduce odors because part of the building was occupied. Another thing we want our clients to be aware of is the drying times, which can be longer or shorter depending on the temperature of the concrete and surrounding environment. Depending on the material used, our clients may be able to walk on it the next day, or it could take an additional day if it did not dry quick enough. Also, be careful and consult with us before you drive any machinery on the surface when we’re finished.

Often times our clients will ask us to “level out” their concrete slabs due to the concrete not being even. There could be a couple different reasons for this: either their concert has sunk or it has an uneven surface. If it’s the first reason, and the concrete has sunk, concrete lifting is often the best way to address the issue. So Why Does Concrete Sink Over Time?

The Colorado Front Range is made up of a large assortment of soil types. It ranges from very sandy soils to highly expansive clay soils with ever expanding and contracting Bentonite (Claystone). When wet, Sodium Bentonite expands, absorbing as much as several times its dry mass in water. The opposite happens when dried out.

Too often in construction, soil is not properly compacted, downspouts are not properly placed and landscaping drainage is poorly designed. When large quantities of water are directed towards any concrete slab, there is a possibility of soil erosion and or compaction. This leads to concrete settlement over time. Garage floors, basements, driveways, exterior walkways, porches and patios are the areas most frequently affected. Exterior concrete is generally poured at an angle away from any structure. This is an effort to keep water from pooling in a garage or to keep it from seeping down into a basement. When settlement occurs, and water is flowing in the wrong direction towards a house, more severe problems are likely to arise.

Replace Your Pool Deck or Install a Coating?


First, when do you know when it’s time to replace your concrete vs. install a coating?   • Colorfast, UV-stable pigments

Sand Broadcast:

A Boulder Homeowner’s Choice to Repair His Bridge

Recently we applied our sandbroadcast deck system to a Boulder homeowner’s beautiful bridge. Colorado Concrete Repair finished a pool deck coating for a Greenwood Village community pool April 2016. The pool deck needed repairs before we coated it, so we went straight to work patching, grinding, and overall prepping the concrete surface, so that the coating would adhere and last a long time. The project took us one week and now the pool is ready to be used for the season. Luckily we finished it right before a spring snow storm hit!

We take pride in prepping each surface before we apply a coating or sealing the concrete. This step is arguably the most important step, because if the surface is not prepped correctly, the product(s) we apply on top may not last or adhere as well. Our client wanted a pool deck system that was slip-resistant, looked nice, and would stand up to the water elements. He chose the Caramel Mountain 1/8″ Graniflex system, which provides ultimate flexibility and actually strengthens the surface, plus looks good.

First, we prepped and repaired the concrete surface, then we installed a primer water vapor coat, secondly a basecoat, and finally two polyaspartic topcoats. This is what the finished product looked like:
