Surface Preparation is Key to a Successful Coating Application

Surface preparation is arguably one of the most important tasks of the concrete coatings process. For this reason, we want to take a moment to walk you through why it is so important to prepare a surface for resinous coating adhesion and how we make sure it is done properly.

 

Why is Surface Preparation So Important?

Surface preparation is important because if it is not done right, the coating system could fail. For instance, if the moisture was not tested and there is too much moisture in the concrete prior to coating installation, or the concrete slab was not repaired or leveled, the coating may delaminate quickly. The reason our coatings last longer than other competitor’s is because of the pride and time we take in preparing the concrete surface for adhesion. In addition to this, we also use high-performance materials that may cost more upfront, but will be a longtime investment.

How Do We Prepare the Surface for Proper Adhesion?

Our team will ensure that your concrete is prepared and repaired, so that your concrete coating will adhere. Look at the following ways we prepare the concrete prior to resinous flooring application.

  1. Repair the concrete.
    • Fill cracks with flexible joint filler.
      • Cracks generally must be bigger than a credit card width to warrant chasing them and filling them for the integrity of the concrete slab.
    • Level the concrete where needed.
      • Concrete must be as flush as possible for coatings to adhere properly.
    • Apply a cementitious layer and patch spalling concrete areas where needed.
  2. Grind, shot blast, or sandblast the concrete surface.
  3. Acid etch or mechanically prep the concrete.
    • Concrete needs to be a rough, sandpaper finish for the coating to adhere. This can be done either with acid etching or mechanical preparation.
  4. Dry mop the concrete or clean the area surface from dirt and debris.

And to Sum It Up…

Once the concrete is prepared thoroughly and to industry standards, it is time to apply the resinous coating system! This is the exciting part because this is the part you get to see the result! One thing to consider before moving on, however, is in this process it is important to do proper moisture vapor testing to make sure the concrete’s moisture level is within industry standards to apply a coating. Otherwise, moisture will affect the coating’s adhesion. Also, we’ll give you our honest opinion if you would be better off replacing your concrete if we do not think we can repair it well enough for a coating to adhere properly.

Epoxy Coating for a Fort Collins City Building

Epoxy Coating Project Complete

We completed an epoxy coating project in the Fort Collins Power and Light office building this past month. The client chose to install the quarter inch Copper Mountain flake epoxy system, so that it would be easy to clean, durable to high traffic, and look good. The job was a big success! We transformed 15,000 square feet of rough and unlevel concrete that was previously carpeted into a beautiful, seamless, easy-to-clean floor. The client had decided on this application after having a previous section done and having seen how well it performed with workers walking through the area with muddy boots.

 

The Process:

Prepwork is arguably the most important part of our trade, and with this floor, we needed to focus on repairing the surface so that it would be nice and flat for the coating to adhere. We moved old pieces of concrete that had broken due to the concrete settling and cracking over time, as well as we filled a lot of cracks and grinded the surface smooth. The floor also required moisture remediation after testing. The moisture remediation consisted of a special primer needing to be installed on the floor and extensive patching to ensure adhesion of the epoxy chip coating. The prepwork laid the foundation for a nice industrial floor coating.

 

Why Epoxy?

The client chose this system to be installed in the high traffic areas, like hallways and large rooms, where people would gather and walk through often. They decided to carpet the offices, which can often be a good decision for a cozier feel for people’s workspaces. Concrete floors can be a nice addition to a mixture of flooring types, depending on what they will be used for. In this case, the city will be happy with the mixture of epoxy coating and carpet for their usage because the epoxy is industrial-strength and looks good, whereas the carpet does not get as much traffic and provides a nice environment in the office setting.

 

Some things to consider when choosing an epoxy floor application…

Whenever our clients choose an epoxy for paint, we want to be clear that there could be odors associated with the resins we use, and really, you’re going to get this with any contractor. However, there are ways to reduce the odor, which is what we did in this case. Products were selected to reduce odors because part of the building was occupied. Another thing we want our clients to be aware of is the drying times, which can be longer or shorter depending on the temperature of the concrete and surrounding environment. Depending on the material used, our clients may be able to walk on it the next day, or it could take an additional day if it did not dry quick enough. Also, be careful and consult with us before you drive any machinery on the surface when we’re finished.

Crack Repairs

It is important to properly repair concrete cracks, as they have a tendency to spread if not taken care of. This is similar to how a crack in windshield can turn into a bigger problem if left untreated on your car. Concrete cracking is common because of the shifting of the earth. Concrete is poured in such away to allow it to move with the earth, but the result of this movement can be cracks on the surface.

 

In order to see if we should fill the crack or not, we take a look at the width of the crack. If it is a “hairline” crack, or you cannot fit your credit card in the crack, we advise to leave it alone. If it is wider than the credit card, then we advice fixing it.

 

To repair the crack, we clean it out and at times we’ll need to actually make it bigger to properly fill it in with our material. Our material allows it to move with the earth but stay put, as to not allow the crack to grow bigger and bigger. We fill the crack and then make sure that it is as flush as it can be to the ground.

Joint Repairs

Colorado Concrete Repair repairs concrete joints, so that you can ensure water is not creeping into the joints and therefore seeping into your concrete pads, causing them to sink. We will remove old joint sealant (if needed) and cut out the space to then fill it again with joint fill. This will help you maintain your concrete and expand it’s life before in needs replaced.

 

Joints are an important part of the concrete’s makeup. They allow the concrete to expand and contract (get bigger and smaller) with temperature and humidity changes. Since they are important it is a good idea to maintain them and we are here to help!

Concrete Patching

Patching concrete can be just as integral as crack repairs and joint repairs. The rule of thumb here when deciding if a piece of concrete needs patched or replaced is to see if the concrete is so deteriorated that you can see rebar. If you can see rebar, it’s probably time to replace that concrete because it’s only a matter of time until the patching material will come off (deteriorate), too. We can’t make promises when we patch concrete in that bad of condition. However, if the concrete is spalling a little bit, we can address the issue and will address the issue before we grind the concrete or coat it. We’ll even patch concrete if you aren’t going to do anything else with it if you need help with safety hazards. Concrete Grinding

Concrete grinding is a great solution for trip hazards, where concrete has risen so much that a door will not open or so much to where someone can easily trip over it, or a machine cannot drive over it without exhaustive effort. Colorado Concrete Repair grinds concrete for several reasons:

  • Grind and seal concrete driveways
  • Grind less than 1″ risen concrete to smooth surface
  • Grind and seal concrete floors in basements or if you have concrete floors on the main level
  • Grind and seal brewery concrete floors, restaurant concrete floors, and commercial or industrial flooring

You can get a unique industrial look to your concrete floor if we grind it and then seal it. Grinding concrete is similar to polishing, except we will not grind as many levels of concrete as we would if we wanted to get the polished concrete look.
